Digital infrastructure is now one of the largest single recipients of private capital in the world - data centres, fibre, cloud platforms and the power layer underneath them have become as capital-intensive as oil and gas in the previous cycle. The capital stack looks nothing like a software round.
Investors split into very different camps. Edge cloud, CDN, network security and infrastructure SaaS get priced on ARR, retention and gross margin - classic software metrics. Data centre operators, fibre owners and connectivity assets get underwritten on capacity, utilisation, lease durations and long-duration contracted cash flow - more like infrastructure assets than tech companies.
